🏡 Mesa County Real Estate Market Update | September 2026

The latest numbers continue to show a market that’s giving buyers more options and more negotiating power.

📈 Active listings: 1,084 — up 34% from last year
🏠 Homes sold: 221 — down 2.3%
💰 Median sales price: $414,500 — down 1.3%
💵 Average sales price: $483,345 — up 2.1%
📅 Average days on market: 83 days
📊 Months of inventory: 4.90 months, compared to just 3.56 months last September
🤝 Sale-to-list price: 97.23%

The big story: inventory continues to climb while sales remain relatively flat. Buyers have considerably more choices than they did a year ago, and sellers are facing more competition.

This doesn’t mean homes aren’t selling — it means pricing, condition, presentation, and marketing matter more than they have in years.

If you're thinking about buying or selling on the Western Slope, understanding the numbers behind the market is more important than ever.
