What are we seeing?
It appears that prices have stabilized with YOY sold to list pricing being virtually identical.
Average days on market and inventory are both up. Buyers have more options, and sellers must price their home according to active competition to gain momentum.
The median sales price is down 5% which is a good reflection of what has happened all year, a minor decline in overall prices.
Buyer demand does appear to be ramping up and we expect the first quarter of 2026 to be better than 2025, and the spring rush season to return in full force!
