What are we seeing?

 

Sales year over year are even. This tells us the market is holding steady, amidst a higher rate environment.

 

Active listings are up 14% - but down from their peak earlier in the year. Buyers have more options than they have had in recent years.

 

Days on market average 88 days. Up 24% from last year. Sellers are seeing more pressure to accommodate buyer's requests.

Median sales price is staying right at $405,000 which is up 2% from last year.

 

My prediction: This is the best time to buy we will see in the next 12 months. Real estate is going to see a resurgence in 2026 and prices will increase.
